Real Estate
The Real Estate (RE) arm of GIC invests in real estate and real estate-related assets outside of Singapore and has one of the largest and broadest real estate portfolios amongst all institutions.
Our real estate assets cover over 40 countries and span multiple property sectors, including traditional office, retail, residential, industrial, and hospitality; and newer economy sectors such as data centres, life sciences, and healthcare properties. We invest across the real estate capital structure in equity, senior and junior debt. Through active asset management, GIC further generates income, and enhances the market value of its assets through tenant management, market positioning, leasing, and capital improvements.
Asset Management, Real Estate – Australia & New Zealand (“ANZ”)
We are looking for a suitable candidate to join our ANZ Real Estate Team as a Vice President for Asset Management. The team has a substantial direct real estate portfolio spanning across many sectors and cities. Besides traditional sectors of office, retail and industrial, the team has invested into alternative sectors like student accommodation, healthcare, multi-family etc. This role will be based in Sydney.
What impact can you make in this role?
You will be part of one of the world’s leading real estate investment platforms, contributing to the management of a multi-billion-dollar global portfolio. In this role, you will help manage a scalable portfolio across sectors, regions and the capital stack, generating alpha through GIC’s in-house investment and asset management capabilities.
What will you do as a VP, Asset Management?
- Manage assets and portfolios across multiple real estate sectors, including both direct traditional sectors and alternatives. A key advantage would be experience managing operating businesses and a demonstrated track record of value realisation
- Act as the key interface between investors and the management of operating entities. Implement effective governance frameworks and exert board-level influence to protect and advance GIC's interests
- Develop and monitor business plans alongside partners and managers — covering revenue and cost drivers, leasing, development, capex, ESG and financing. Monitor execution against agreed timelines and targets to hold management team accountable
- Value-creation initiatives across the portfolio in partnership with investors, partners and service providers — including pricing optimisation, ancillary revenue growth, operational efficiencies and portfolio roll-up opportunities
- Drive divestment processes with a systematic roadmap for assets identified for capital recycling
- Partner with internal and external stakeholders to meet periodic internal reporting requirements, including portfolio valuation, budgets and strategic business plans
- Monitor compliance and governance standards across portfolio companies and support the implementation of corporate actions
- Implement and uphold relevant policies and processes across the portfolio
- Identify, analyse industry trends and recommend asset management strategies and opportunities to the JV partners and external managers
- Build and maintain strong relationships with internal and external stakeholders
What qualifications or skills should you possess in this role?
- At least 10-15 years of relevant asset management experience and thorough understanding of Australia real estate market. Experience in the self-storage sector is a plus
- A track record in private equity, working hands-on with management to unlock and maximise company value, would be a distinct advantage
- Strong operational and commercial acumen, with the ability to translate high-level investment thesis into concrete operational KPIs and business plan execution
- Proactive, excellent ability to build strong internal and external relationships.
- Strong written, verbal, and interpersonal communication skills. Excellent financial and analytical skills are a must.
- Bachelor’s degree with honours from a top university or college.
- Good team player with the ability to be self-directed and work independently.
