Job Title: Building Operator
Reporting to: Operations Manager Business Line: Property & Asset Management (PAM), JLL Canada
Position Summary:
The Building Operator will be responsible for overseeing the efficient operation, maintenance, and repair of building systems and infrastructure as well as maintaining accurate records and reports.
Travel between several GTA properties as required, and a valid Ontario Class G driver’s license is mandatory.
This position will champion the JLL Culture of Communication, Collaboration and Trust while performing the following duties:
- · Operate, monitor, and maintain HVAC systems including chillers, boilers, air-handling units, and cooling towers.
- · Perform routine inspections and in-house preventive maintenance on mechanical, electrical, and plumbing systems.
- · Troubleshoot HVAC issues and building automation systems (BAS).
- · Maintain and update preventive maintenance schedules and logs.
- · Oversee and manage vendors according to preventive maintenance program.
- · Ensure compliance with safety codes and regulations.
- · Conduct minor repairs to doors, walls, ceilings, floors, and fixtures.
- · Perform plumbing repairs not required by a licensed tradesperson.
- · Maintain building aesthetics and ensure safety compliance.
- · Support seasonal landscaping tasks such as lawn care, snow removal, and garden maintenance as needed in between scheduled services provided by third-party vendors.
- · Assist with the setup and teardown of furniture and equipment for meetings, events, and relocations.
- · Ensure proper storage and handling of furniture and supplies.
- · Coordinate and oversee contractors and service providers for all maintenance and projects.
- · Ensure work is completed to standards and within timelines.
- · Maintain records of vendor activities and service agreements.
- · Use facility management software to track work orders and asset performance.
- · Respond to emergency situations including equipment failures and building alarms.
- · Perform on-call duties on rotating shift schedule.
- · Maintain a clean and safe working environment.
- · Follow all health and safety regulations and company policies.
- · Participate in safety training and emergency response drills.
- · Ensure proper use of PPE and safe handling of tools and equipment.
- · Maintain accurate logs of maintenance activities, inspections, and repairs.
- · Prepare reports for management on building conditions, completed work, and outstanding issues.

- · 3 years’ experience in building repairs/operations and/or licensed skilled trade in mechanical, electrical, plumbing; or equivalent.
- · Post-secondary technical training in building systems preferred.
- · Strong interpersonal skills demonstrating professionalism and commitment to service excellence.
- · Good verbal and written communication skills
- · Strong knowledge of HVAC, plumbing, electrical systems, and BAS.
- · BES certification or working towards completion preferred
- · Valid Ontario Class G Driver’s License.
- · Ability to lift up to 50 lbs. and work safely at heights.
- · Ability to read building plans and drawings
- · React swiftly and accurately to crisis situations.
- · Ability to work as part of a team independently and perform the requirements of the job with minimal supervision and complete the assigned tasks by agreed deadlines.

Estimated compensation for this position:
67,840.00 – 79,500.00 CAD per yearThis range represents the estimated base salary and actual compensation may differ. Final base salary is determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations. Some roles and employees may be eligible for discretionary bonuses, benefits, or other compensation.
